EMD and Double Close Request Form

EMD 

* $0 to $3000, we charge $1200

* $3,001 to $100,000, we charge 40%

* Please note that any EMD over 30 days will incur double fees

For EMD, there is a 5% upfront deposit ($250 minimum) NON REFUNDABLE, credited towards the fees if the deal goes through. (This fee is wired / Zelle directly to us. The paperwork on fees will reflect the difference between initial deposit and fee.)

TRANSACTIONAL FUNDING

* 1% for 24 hour transactional loan up to $500,000 (minimum return of $1200)

* 0.2% per day fee for additional days money is held in escrow

* If there are two separate title companies involved in the double close, we charge 2.0%
